FAQs

QUESTIONS ANSWERED

Practical answers for homeowners and property investors, from preparing an enquiry to reviewing the finished work.

Getting started

Your project, our services and the first conversation.

Can I contact you before I have drawings?

Yes. You can get in touch at the idea stage, with early sketches or with a complete set of drawings. Tell us what you want to achieve and where you are in the process.

What should I send with my enquiry?

Your project type, property postcode and a short description of what you want to change are a useful start. Include any drawings or photographs you have, along with your target budget and preferred timing.

Do you work with homeowners and property investors?

Yes. We work on home improvements and investment properties, including extensions, loft conversions, interiors, kitchens, HMOs and structural work. Explore our MEIKLE services.

Which areas do you cover?

We work across Leigh-on-Sea, Southend and South Essex, with suitable projects considered through to Chelmsford. Send the postcode so we can discuss your location. See our working area.

Quotations & preparation

Understand the scope before work starts.

How do I get a quotation?

Email or call us with your project details. We can then discuss the information or site visit needed to understand the work before pricing it. Get in touch.

Will my quotation be fixed-price?

Where the drawings and scope are sufficiently complete, we aim to provide a clear price for the agreed work. Read the inclusions, exclusions and assumptions in your quotation. Changes to the scope or previously hidden conditions may affect the price.

How long is a quotation valid?

The validity period is stated in your quotation. If your plans or intended start date change, ask us to confirm whether the price needs reviewing.

How are payment arrangements agreed?

The payment terms are set out in your written quotation or building agreement. Where staged payments apply, the stages and arrangements are agreed for the project before work starts.

Can you help coordinate architects and structural specialists?

Where required, we can help coordinate the relevant specialists alongside construction. Appointments, responsibilities and third-party fees are confirmed as part of the project proposal.

When will I know the start date and timescale?

Timing depends on the scope, available information, required approvals, materials and scheduling. Discuss your preferred dates early; the programme is agreed as the project is prepared.

During the build

Access, disruption and day-to-day decisions.

Will Paul be involved in my project?

Paul takes an active role in Meikle Homes projects. Day-to-day arrangements depend on the size and stage of the work; your agreed project contact is the person to approach with questions and decisions.

Can I stay in the property during the work?

This depends on the scope and stage of the build. Noise, dust and interruptions to normal use need to be considered. Discuss your living arrangements during preparation so any stages requiring alternative arrangements can be identified.

Who arranges skips, scaffolding and site facilities?

We coordinate the site requirements included in the agreed scope. Check your quotation for the arrangements, responsibilities and any separate charges.

What if access through neighbouring property is needed?

Tell us about any access constraints early. Do not assume neighbouring space is available; the necessary arrangements need to be resolved before the affected work is scheduled.

What if I want to change something during the build?

Raise the change with your project contact before the affected work proceeds. Discuss and confirm the revised scope and any effect on cost or timing.

How should I raise a question or concern?

Contact the agreed project or site contact as soon as possible. Refer to the relevant drawing, detail or location so the question can be understood and addressed.

Completion & handover

Review the work and agree any final items.

What happens at handover?

We walk through the work, address agreed snagging and bring together the relevant completion information and certificates for your project. See the full process.

What if there are outstanding items?

Raise them during the walkthrough so they can be recorded and the next steps agreed. If a question arises after handover, contact us with the details.

Is a guarantee included?

Any applicable guarantee and its terms are confirmed in the documentation for your project. Ask about the specific work or product when reviewing your quotation.
